A professional age-friendly home does not remind someone that they are getting old. It allows life to continue naturally as vision, hearing, balance, reaction and memory change.

BEIIU puts architecture, interiors, lighting, environment, hardware, software and family service on one design plan. Support can look like furniture, sensors can disappear, automation can always be overridden, and safety does not have to sacrifice beauty or dignity.

MODEL HOME 01

Approximately 90 m², three bedrooms, one new model for ageing at home.

A standard concept for early discussion, design validation and industry co-creation. It begins with an older couple who want to live independently and a daughter who cares from another city without crossing privacy boundaries.

SPACE BEFORE DEVICE

Each space starts with a real-life problem.

Technology is not applied after the drawings are finished. Power, lighting, sensors, furniture dimensions and care movements are coordinated from the plan stage.

01 · Entry and shared circulation

The first step home should not contain a hazard.

A level threshold, seated shoe change, supportive cabinet edges and continuous lighting remove the small repeated risks of stepping over, bending down and searching for a switch in the dark.

02 · Bedroom and night route

When someone rises at night, the home wakes first.

Bed edge, skirting and bathroom entry light in sequence. There is no broadcast and no phone notification, only enough light to see the next step.

03 · Bathroom and private protection

The room that needs the most support also deserves the most dignity.

Continuous non-slip surfaces, a level shower, seated bathing, temperature limits and grippable edges work together. Private rooms use non-visual sensing by default.

04 · Kitchen and autonomy

The answer is not to stop cooking, but to make cooking calmer.

Daily items come within reach, food can be prepared while seated and worktop edges remain legible. Gas, smoke, water and appliance state are interpreted together.

INVISIBLE INTELLIGENCE

The home does not analyse “an old person”. It notices when life departs from its own rhythm.

BEIIU does not draw conclusions from one sensor. Door, environment, lighting, water, millimetre-wave and device health are interpreted locally before the home decides to remain quiet, offer a gentle prompt or contact family.

Hardware is selected by spatial risk and maintenance cycle, never by device count. Core functions run locally, common controls do not depend on a phone, offline devices are visible, and battery and support responsibilities are defined at handover.
